When asked about his approach to leasing, Robert explains, "The leasing process includes dealing with existing tenants as well as new tenants. The relationship with existing tenants is critical to maximizing value in the long term. Dealing with existing tenants is important in times of renewal, assignment, and in many cases expansion to larger premises."
Robert adds, "In dealing with vacancy, I believe in a very 'hands-on' and active role. We know vacancy is costly and can have a negative reflection on the property. Integrating management and leasing, I work with existing tenants in times of difficulty, recognizing that perhaps a small concession may avert a large rel-leasing proposition. I take the view that the landlord and tenant are 'partners', I will use every reasonable effort to stablize existing tenants. When space becomes available for lease, I take an active role, as opposed to just placing a 'for lease' sign on the proeprty and have a junior leasing manager field calls."
